  5. Installation and checkpoints

    Section by section: remove or prepare, dry-in, install, and inspect against the scope at defined checkpoints rather than at the end.

    You receive: Progress reports tied to the schedule.

  6. Closeout

    Final inspection against scope, site restoration, and the complete record handed over.

    You receive: As-built scope, photo record, and the documentation for the installed system.

Replacement program questions

Can tenants stay in the building during the work?

That is the default the plan is built for. Phasing keeps work zones defined, dry-in happens the same day a section opens, and noisy or odor-producing operations are scheduled around how the building runs. What tenants experience is planned and communicated, not discovered.

How disruptive is it, honestly?

There is noise: tear-off and mechanical attachment are audible below. Some systems involve adhesive or asphalt odors, which is a real factor in choosing the system and scheduling its installation. We won’t pretend a reroof is invisible; we will put every disruption in the plan where you can schedule around it.

What decides whether we can recover instead of tearing off?

Moisture, layers, deck condition, and wind attachment, in roughly that order. Dry insulation, a single existing roof, a sound deck, and verifiable attachment make recover a legitimate saving. The assessment gathers exactly that data before the question gets answered.

Why do bids on the same roof come back so different?

Because they aren’t bidding the same roof; they’re bidding different scopes. Insulation values, edge metal, flashing details, moisture allowances, and quality checkpoints are where numbers quietly diverge. A line-item scope exists so you can put bids side by side and see what each one includes.

What should closeout include?

The as-built scope with any approved changes, the photo record including details that got covered up, and the documentation that applies to the installed system. If a closeout package would not survive a staff transition or an ownership change, it isn’t finished.
