About K. Simon Construction

Inspect carefully. Explain clearly. Build correctly. Document completely.

K. Simon Construction is a nationwide general contractor delivering roofing and exterior restoration, with over 30 US offices, a walk-in main office in North Fort Myers, and regional offices across Florida. This page tells you who we are the way that means the most: who owns the company, and how the work runs from the first inspection to the closeout record you keep.

Operating discipline

What every project is held to

Four commitments, in the order the work happens. They are the standard the company holds itself to on every roof, residential or commercial, planned or urgent.

  • Inspect carefully

No recommendation without documentation. The inspection records the roof as it is (assembly, condition, drainage, details) before anyone names a product.

  • Explain clearly

Findings and options in plain language. Trade terms get defined, tradeoffs get stated, and “it depends” comes with an explanation of what it depends on.

  • Build correctly

The build follows the written scope. Quality is checked during the work, at the stages where it can still be corrected, not inspected in at the end. Field conditions that change the scope are documented and explained before the work continues.

  • Document completely

Closeout is a deliverable, not a goodbye. The owner ends the project holding the record: what was installed, how it was verified, and what maintenance the roof needs from here.

Residential · Commercial · Emergency

The same discipline, applied differently

A homeowner, a facility director, and an owner with active water intrusion need different things from the same company. The discipline holds; the delivery adapts.

  1. Residential

A roof is one of the largest single decisions most homeowners make, usually with no prior experience to lean on. The residential process is built to make that decision inspectable: written findings, options explained against the house’s actual condition, and a scope you can hold the work to.

    How the residential process works
  2. Commercial

Facility teams manage roofs as assets across budget cycles and answer to owners and boards. Commercial work is planned around occupied operations and documented for that accountability: assessments, scopes, and closeout packages written to be forwarded, not just filed.

    How commercial roofing is planned
  3. Emergency

Emergency work starts with people, not the roof. Stay off ladders and off the roof, keep clear of sagging ceilings and of standing water near anything electrical, and call. Stabilization comes first, then documentation of the damage, then the plan for permanent repair, in that order, calmly.

The project method

Six steps, every roof

The sequence every project moves through, whether it starts as a planned replacement or an emergency call.

  1. Inspect

Start with conditions, constraints, access, and priorities.

  2. Document

Create a record that supports a real scope and a real decision.

  3. Explain

Compare repair, restoration, and replacement paths in plain language.

  4. Build

Coordinate people, property protection, production, and communication.

  5. Verify

Review critical details, progress, and completion evidence.

  6. Close out

Deliver final records and a clear path for future service.

See for yourself

Judge us by the work.

The fastest way to know who you are hiring is to look at the work and hear it from the people who paid for it. Browse the project gallery, read our reviews, or put your own address into the roof visualizer and see your home with a new roof before you commit to anything.

Safety

Safety is a precondition, not a feature

Roofing is dangerous work, run correctly or not at all.

Access is planned before anyone climbs. Fall protection is standard working practice, not an option. The people and property below the roof stay protected while the work is on it, and the site is kept in order every day, not just on the last one.

The same rule extends to you: if your roof is damaged, stay off it. Assessing a roof from the roof is our job, with the right equipment, never a property owner’s.
