Find the right roofing path for your building
A house and a distribution center fail differently, get decided differently, and get built differently. K. Simon runs a documented process for both: inspection first, recommendation second. Start with the path that matches your building.
Start here
Two kinds of buildings, two processes
Residential and commercial roofs answer different questions: ownership horizon on one side, occupied operations and capital planning on the other. Pick your side and everything downstream is built for it.
Residential roofing
For homeowners weighing a repair against a replacement, choosing materials, or trying to get a straight answer about a stain on the ceiling. Every project starts with a photo-documented inspection of the complete assembly.
Commercial roofing
For facility managers, owners, and asset managers who need condition data, lifecycle cost, phasing, and documentation a board can read, with the building open the whole time.
Emergency
Active leak or storm opening?
Safety first: keep people away from sagging ceilings and from water near anything electrical, and stay off the roof. Once everyone is clear, call and describe what you can see from inside and from the ground.

Storm damage and system choices
Some roofing decisions start with weather, and some start with a materials question. Both have their own pages.
Storm restoration
Hail, wind, and hurricane damage handled construction-first: documented evidence, a clear scope, and code-aware repair.

How K. Simon works
Inspect, document, explain, build, verify, close out
These six steps are the four commitments on every K. Simon job (inspect, explain, build, close out) at working resolution: the roof gets looked at properly before anyone talks price.
Inspect
A qualified inspection of the roof assembly (surface, flashings, penetrations, drainage, and the structure underneath), not a glance from the driveway.
Document
Findings go into a written, photo-backed report that separates urgent problems from maintenance items and normal aging.
Explain
Options are laid out with the tradeoffs of each. The recommendation is the least work that solves the problem, scoped in writing.
Build
The approved scope is delivered with site protection, quality checks during the work, and a clear line of communication.
Verify
The finished work is checked against the scope before we call it done, and anything that changed along the way is documented.
Close out
You get the record: photos, the as-built scope, and the paperwork that applies to the installed system.
Visible accountability
Every job ends with a record
Whatever the building, the same four things end up in your hands, on paper.
Condition evidence
What was observed on the roof, photographed where it sits, and what still needs verification.
Scope logic
Why each item belongs in the repair or replacement plan, with the evidence beside it.
Protection plan
How people, property, and operations are protected while the work runs.
Closeout record
What was installed, checked against the scope, and handed over at completion.
